About me

Maiia Williams is a London based practice established to deliver sustainable and innovative architecture. Her studio is based in East Molesey.

Maiia is a local mum, an Architect, Project Leader and PassivHaus Designer with a passion for delivering cost-effective residential projects with an emphasis on low-energy design, and a particular interest in full building refurbishments.

Maiia studied for her BA/MA at Cambridge University, completed her Diploma at the Bartlett School of Architecture at UCL and has an ARB/ RIBA Part III exemption from Kingston University. She has a wealth of knowledge delivering projects for private and commercial clients. Maiia enjoys helping people realise their visions for their homes, whether it is interior remodeling, extensions and full house refurbishments, ensuring that the projects are realised on time and on budget (between £50k and £500k). She has an extensive knowledge obtaining Planning consents from Richmond, Kingston-upon-Thames and Elmbridge Councils.

As part of Sturgis Carbon Profiling, Maiia worked with some of the largest private estates in Central London (Grosvenor, Cadagan and Portman) to deliver their most efficient ultra-low energy zero carbon deep retrofits, and help them define their annual target carbon savings.

One of her projects became ‘a first privately rented EnerPHit (PassivHaus retrofits)’ that achieved 95% heating demand reduction, BREEAM ‘Outstanding’ and Zero Carbon certification. Another one is on the path of becoming first certified EnerPHit Listed building refurbishment. Both were possible through ‘hands on’ approach, meticulous attention to detail design, contractor training workshops and site supervisions.

Maiia have led research into the use of innovative construction methods and natural materials, PassivHaus costs, and has helped to develop building products, including energy efficient sash window for the UK market. She also helped to win an Innovation UK grant for a large scale renewable energy installation project for 300+ homes for social housing tenants in London.
